my father and brother are realtors and that is what they
have estimated by speaking with builders, contractors and

guessing you’ll get many replies telling you that the
cost of building a 1300 square foot house depends upon
where you want to build, and they are absolutely right.
Zoning laws, building codes, and material and labor costs
can make a huge difference in what your dollars will buy.
However, I have seen fairly recent figures suggesting that
the average US home costs $80-$100 per square foot to
build. You can bring costs down by planning intelligently,
salvaging some materials, doing some of the work yourself,
etc. However, if you are going to need commercial
financing, you will probably need to proceed as quickly as
possible to meet draw deadlines, so you will be able to do
fewer things on your own. Building frugally is basically a
